What I am
I'm a foreigner living full-time in the Aburrá valley. I've spent enough time here to
know which agencies answer their phone on a Friday afternoon, which lawyers actually read
a certificado de tradición before pronouncing it clean, and which buildings have just
voted an extraordinary levy that nobody mentions in the listing.
What I do with that is make introductions. You tell me what you're trying to do; I tell
you honestly whether it's a good idea; and if it is, I connect you to the broker or lawyer
who actually works that zone and that price band, in Spanish, and I stay in the thread
while it happens.
What I'm not
- Not a licensed Colombian real estate broker. Colombia's requirements
for practising differ from what most foreigners assume, and I don't hold myself out as
one. I don't list property, hold keys, or represent either side in a negotiation.
- Not a lawyer. Nothing on this site is legal advice. The visa,
title and contract material here is educational and it is not a substitute for a
Colombian lawyer you retain yourself.
- Not a tax adviser. Especially not for US citizens, where the
cross-border position is genuinely complicated and worth paying a specialist for.
Who pays me
The broker does. When I introduce you and something closes, they pay me a share of the
commission they were already earning on that transaction. You pay nothing to me, and the
price you pay does not go up because I was involved — the fee comes out of their
side.
If a broker ever tries to add a fee on your side and attribute it to me, tell me. That
ends my relationship with them.
The conflict, stated plainly
I get paid when transactions close. That gives me a financial reason to want you to
transact. I can't argue that away, so instead I'll tell you how to audit it: watch whether
my advice ever costs me money.
The rental guide on this site exists to slow buyers down. The zone pages tell you what
each place is bad at. I tell most people who haven't lived here to rent furnished for
three to six months before buying anything, which delays or kills a lot of commissions.
If you ever catch me pushing you toward a transaction that doesn't serve you, you'll know
what happened, and you should walk.
Why the site looks like this
No listings, no asking prices, no per-square-metre charts. Colombia has no public
register of sale prices — there is no MLS and no recorded-sale database a member of
the public can query. Every "average price per m²" chart you've seen for Medellín is built
from asking prices or from a small private sample. Publishing one would make this site
look more authoritative and would make it less honest, so there isn't one.
What I can give you instead is real: elevation, climate, regulation, market structure,
and the specific questions to ask before you sign.
